Tenants - Frequently Asked Questions

1. If I find a suitable property how soon can I move in?

The first step is to complete and return your Application. Our referencing / application process is via Homelet who are the UK's leading referencing provider. You can download an application form from our website to speed up the process.

Once your application is approved, simply arrange to meet and sign the tenancy agreement and pay your deposit and 1st months rent.

The keys can now be handed over.

This process should all be completed within a matter of days.

2. Do I get my deposit back when leaving the property?

Yes. Providing you look after the property correctly as set out in your tenancy agreement.

3. How do I arrange the Utilities?

Abode will take meter readings and advise the utility providers on your behalf. You may need to call Power NI to take over the electric supply. Many of our rental properties operate 'pay as you go' meters. In these properties, we simply give you the gas and electric cards.

4. How much is the deposit?

One months rent.

5. Who do I contact if there is a problem?

If Abode are managing the property then you contact our office on 028 900 200 99 anytime between 9am and 5pm Monday - Friday. Outside of business hours and in the case of a water, electric or gas emergency, you will receive relevant numbers to contact.

6. What if I can't move in straight away?

That should not be a problem! Providing you are happy with the property and your application is successful, most landlords will be happy to hold the property for you for a few weeks whilst you serve your notice elsewhere. You will need to pay the security / holding deposit.

7. Who pays for the Rates?

The Landlord. The rent per month includes the rates.

8. Who pays for the Insurance?

The Landlord pays for the Buildings Insurance. You are responsible for insuring your own belongings.
